Our Approach
1) Site & Viability Appraisal
Rapid desktop review + constraints/opportunities plan, density tests, access/parking, drainage clues, heritage/trees, topographical needs, and go/no-go advice with indicative costs/GDV assumptions (yours or QS).
Deliverables: Appraisal note, yield options, outline programme.
2) Concept & Pre-App
Layout/massing options, streetscene, character and materials. Optional pre-application to test planning risk and local priorities (design, amenity, parking, ecology, landscape).
Deliverables: Concept pack, visuals, headline sustainability strategy.
3) Planning Design
Refined site layout, house/apartment types, elevations and materials. We coordinate inputs (highways, ecology/BNG, drainage/SuDS, trees, heritage, noise, energy/overheating) and prepare the Planning Set and statements.
Deliverables: Planning drawings, Design & Access Statement, coordination with consultants.
4) Technical & Building Regulations
Buildable information with performance specs. Details that balance cost, programme and quality (structure, spans, brickwork rules, MMC-friendly grids where appropriate). We prepare the Building Regulations submission and a tenderable package.
Deliverables: GA/sections/details, schedules/specs, compliance notes.
5) Tender, Construction & Handover
Support procurement, respond to RFIs, review samples, inspect quality and manage changes where appointed for Contract Administration.
Deliverables: Clarifications, site reports, certifications (if CA role appointed).
